January Real Estate Market Update - Sales are up!

Pioneer Valley

Sales up 7.6%

Franklin County

Sales up 17.1%

Sales up 5.7%

Key Points - Pioneer Valley Single Family Homes

Sales - Up 7.6 percent from 263 in January 2014 to 283 in January 2015. 

Median Price - Up 3.4 percent from $179,000 in January 2014 to $185,000 in January 2015.

Inventory is down 3.9 percent from 1,953 single family listings at the end of January 2014 to 1,877 single family listings at the end of January 2015.

Supply - At the end of January 2014 there were 7.4 months of supply at the current rate of sale.  At the end of January 2015 there were 6.6 months of supply at the current rate of sale.

Days on Market - The average days on market is up 13.8 percent from 137 days in January 2014 to 156 in January 2015.

A Six-Year View - The median price is down 2.6 percent from $190,000 in January 2010 to $185,000 in January 2015. 


Mortgage Rates - 30 year fixed rate mortgage averaged 3.66 percent with an average of 0.6 points for the week ending January 29, 2015.  Last year at this time the 30 year FRM averaged 4.32 percent with an average 0.7 points.

July 2013 Single Family Sales Report Update for the Pioneer Valley Region

The month of July showed positive signs in the real estate market.  It was one of our best months as well as the company.  I am receiving the same positive news from my colleagues and the latest statistics clearly show we are in a very good market across the Pioneer Valley region.

The statistics is comparing July 2013 vs. July 2012:

Pioneer Valley Region sales were up 17.7%
Median price climbed 8.9%

Franklin County sales were up 12.8%
Median price climbed 16.2%

Hampshire County sales were up 19.8%
Median price dropped 1.9%

Inventory of available property is down about 10% across the pioneer valley region.   The days on market fell 28% from 132 days in July, 2012 to 95 days in July 2013.   When you see this begin to happen there is a chance property values will start to increase.   The more populated areas will experience this change before those that are listed in the hilltowns.  

Mortgage rates for 30 year was 3.49 last year and now they are 4.31% which is quite an increase and can make a big difference when qualifying for a loan.

Cathy Roberts receives her Realtor Pin!



Congratulations to Cathy Roberts for completing the real estate requirements to become a new member of the local realtor association. She was inducted as a new member to the Realtor Association of Pioneer Valley and received her realtor pin on Wednesday, May 1st at the Summit View Meeting and Banquet House in Holyoke.  




Cathy is enjoying every aspect of getting back to what she always loved doing, helping people buy or sell

First Quarter Sales Report - Single Family Homes in Pioneer Valley, Ma


Ending the week on positive real estate news!   

According to the Realtor Association of the Pioneer Valley the median price of homes sold in the Pioneer Valley rose 2.5% in the first quarter of 2013, from 163,950 in the first quarter of 2012 to 168,000 this year. 

The number of homes sold rose just 0.6 percent, from 790 in the first three months of 2012 to 795 in the same period this year.  The inventory of available residential property fell 15%, from 2636 single-family listings at the end of March 2012 to 2240 at the end of last month.

Homes also sold more quickly.  Average days on market fell from 170 accumulated days per home last year to 145 days for 2013.

Listings under agreement fell 12.9%.  There were 1163 homes under agreement at the end of March 2012 and 1013 at the end of March 2013.

Franklin County Stats:
Sales fell 30.3% from 89 homes to 62, reflecting small housing market in the mostly rural county.  Median prices rose 10.8% from 162,000 to 179,500. 
It is still early in the year to predict what the future is going to bring but I am seeing a low inventory on the horizon.
