Benefits of Selling a Home in the WInter!

This is the time of year when my sellers are making the decision whether to keep their home on the market or remove and re-list in the spring.   Depending on the property, I do encourage my sellers to keep their homes on the market for the following reasons:

1)  Buyers purchase homes 12 months out of the year.  There has been time when I have had more 
     sales in the winter than in the spring or summer. 

2)  You have less competition of homes on the market this time of year.  The majority of 
     sellers will wait until spring to list which means you have more competition on the 
     market.  If the inventory of homes for sale is down there will be less choices for Buyers to 
     choose from. 

3)  Buyers who look this time of year want to be settled in before spring.  They want to enjoy 
     their new home when the warmer weather arrives. 

4)  Less real transactions are being processed which means a quicker response you will receive 
     from your lenders, appraisers and attorneys.  

5)  You will have less showing appointments but the Buyers looking are usually more serious.

Inventory of available property - Inventory is up 8.6 percent from 2568 single family listings at the end of October 2013 to 2788 single family listings at the end of October 2014.

Supply - At the end of October 2013 there were 5.8 months of supply at the current rate of sale.  At the end of October 2014 there were 5.9 months of supply at the current rate of sale.

Days on Market - The average days on market is up 10.9 percent from 101 days in October 2014 to 112 in October 2014.

A Six-Year View - The median price is up 2.5 percent from $190,000 in September 2009 to $194,700 in September 2014


Mortgage Rates - 30 year fixed rate mortgage averaged 4.20 percent with an average of 0.5 points for the week ending September 25, 2014.  Last year at this time the 30 year FRM averaged 4.32 percent with an average 0.7 points.

Wednesday, December 10th is Valley Gives Day!  

It is a 24 hour celebration of generosity and this is the time of year when it is important to give. During Valley Gives Day, western Massachusetts nonprofits collaborate with the goal of getting 20,000 donors to support their favorite nonprofits. By participating, donors will help charities become eligible for special prizes totaling as much as $225,000.

Since 2012, Valley Gives has raised over $3 million for our community. There’s strength in numbers! Last year, 11,640 individuals donated over $2 million through Valley Gives. This year, we are challenging the community to double its impact: twice as many donors helping twice as many nonprofits, raising more than $2 million!
