NAR Housing Economist 2013 Housing Trends

According to Lawrence Yun, chief economist for the National Association of Realtors (NAR), there were a few surprises in the housing market this year.

Price appreciation was more accelerated than anticipated, and cash purchases continued to make up an uncharacteristically large portion of sales.“The recovery accelerated a lot faster than we anticipated, which was great for sellers and for the 75 million homeowners who saw their home values appreciate,” Yun said in his 7 Housing Trends for 2013.

After a minimal rise from $179,000 to $180,000 over the year in 2012, the national median listing price shot up to $199,500 by September this year, according to Realtor.com.  Another surprise for Yun was the large portion of cash purchases. Over the past three years, cash purchases have made up about one-third of home sales, according to Realtor.com.  Both investors and overseas purchasers contribute to this trend, but Yun said, “Even some owner-occupant buyers are cash buyers because of the excessively tight underwriting standards for loans.”  “Some people are getting help from relatives to buy, and then they plan to take out a home equity loan later to repay them,” he said.

Other trends this year include rising mortgage rates, persistently high affordability, bidding wars, demand from first-time home buyers, and mounting popularity for real estate mobile apps.
As Yun expected, mortgage rates increased this year, “but they’re still very affordable when you look at rates on a historical basis,” he said.  Rising mortgage rates and rising prices contributed to a decline in affordability this year, but despite reaching a five-year low, Yun said, the affordability rate is “still the fifth highest for the past 30 years.”

Price appreciation, low mortgage rates, and a third ingredient—scarce inventories—created a recipe for bidding wars this year. As of September, the housing market holds a five-month supply of homes, according to realtor.com.  The market is also beginning to see more demand from traditional buyers.  While homeownership has declined over the past several years, there is now a “replenishment of renters who want to buy homes,” said Barry Habib, co-owner and chief market strategist for Residential Finance Corp., according to realtor.com.

Yun also took note of a growing trend among real estate brokerages to produce mobile apps to help both buyers and sellers. “Nearly every Realtor and brokerage in the country introduced a mobile app this year,” according to Realtor.com, and consumers are relying on those apps.

Sixty-eight percent of homebuyers used a mobile app while searching for a home, according to a study by Google and NAR.

Keep up with the maintenance of your home! Can lose $20,000 in value - read on . . .


An out-of-shape house is older than its years and could lose 10% of its appraised value, that’s a $15,000-$20,000 adjustment for the average home. But good maintenance can even add value. A study out of the University of Connecticut and Syracuse University finds that regular maintenance increases the value of a home by about 1% each year. So if you’ve been deferring maintenance, or just need a good strategy to stay on top of it, here’s the simplest way to keep your home in good health.

Mohawk Winter Concert - Thursday December 12 6:30 p.m.

Cathy Roberts speaks to students at Mohawk Trail Regional High School


Cathy Roberts along with Kathy Caputa from Greenfield Savings Bank spoke to over 50 students at the Mohawk Trail Regional High School about the process of buying a home.   The outline focused on credit scores, what is a good score, how to keep one, what a credit score means when buying a home.  In addition they discussed the mechanics of applying for a loan at a lending institution and what is involved in getting approved for a loan.   

Cathy talked about what it is like to shop for a home, how to review an offer to purchase, down payments, appraisals, home inspections and buyer & seller agency.  The students at Mohawk learned a lot and felt it was beneficial.

Moonlight Magic Shelburne Falls, Mass Friday, November 29th, 2013

On Friday, November 29th, starting at 4:00 PM, the annual Moonlight Magic in Shelburne Falls will be kicking off the holiday season! Join us for the lighting of the Village where stores, galleries and restaurants will stay open late for special holiday promotions. Vendors will be offering a rich assortment of items, including baked goods, crafts, delicious food, hot drinks and entertainment!


At 5:15pm, the annual Parade of Lights will cross over the Iron Bridge spanning across the Deerfield River from Buckland to Shelburne. Mole Hollow Candle Co. will again be providing 1,200 luminary candles which will line both sides of the streets throughout the village as Santa, the Grinch, the Snow Princess, Sparky the Fire Dog and many more make their way through town.

Many local vocalists and instrumental groups will perform at designated sites and roaming along the streets. To date, some of the artists that will be performing will be: The Magic Guy, Uncle Hal’s Crabgrass Band, Violet’s Musical Saw, and the Expandable Brass Band! At Memorial Hall Theater, children and their families can watch cartoons on the big screen from 5:30-8:00 pm courtesy of the Memorial Hall Association. The Shelburne Falls Women’s Club will hold their annual cookie shop at the Visitor’s Center and Santa’s Workshop will be in full swing at the Shelburne-Buckland Senior Center.

Hilltown Harmony Fall Concert - A Wonderful Community Event

On Saturday over 200 people attended the Hilltown Harmony Community Chorus Fall Concert. Hilltown Harmony is a muti-generational chorus that brings all ages together and galvanizes the community through singing and fellowship. With-in the spirit of their mission, ages range from 12 to 94 with only one request, that you love to sing. The chorus is directed by Shelley Roberts, daughter of Jack and Cathy Roberts of Shelburne Falls. Cathy is also a member of the chorus and will tell you that she enjoys singing under the direction of her daughter. The Senior Center in Shelburne Falls created this muit-generational chorus. 

You are in for a real treat. Enjoy listening  to "Lion Sleeps".

Masaschusetts Pending Sales are Up for the Month of October!


The Massachusetts Association of Realtors reported that pendings sales for single family homes and condominiums are up for the month October!

The way folks celebrate a World Series Championship here in Massachusetts, one could reasonably assume that homes put under agreement could possibly go down in October. However, despite all that revelry and that “little” federal government shutdown, pending sales went up for the 8th straight month and the 28th month out of the last 29.

Here are the highlights:
·  Single-family pending home sales were up 17.1% compared to October 2012
·  Single-family month-to-month pending home sales were up 11.5% from September 2013
·  Condo pending home sales were up 22% compared to October 2012

·  Condo pending month-to-month home sales were up 7.0% from September 2013

The movie Labor Day will be out for the holidays.  Can't wait to see it.  It is exciting to see clips of Shelburne Falls and the surrounding area.    I remember the day I was right next to the Director watching him instruct the young actor for the next scene.   They had this amazing camera film the overhead view of the iron bridge. It has been an education to see how movies are made.

19th Annual CiderDays in Franklin County, Mass


19th Annual CiderDays is this weekend!

Celebrating all things apples in Franklin County, Massachusetts. There will be two days (November 2nd and 3th) of orchard tours, cidermaking and tastings, workshops and much more. This is for all who love apples, fresh or hard cider, apple cuisine, apple orchards or just being in New England in the fall. There is a charge for some of the activities but there is no admission for many of the activities at local orchards or for the workshops or Marketplace at the Shelburne Buckland Community Center in Shelburne Falls (from 10 AM - 5 PM on Saturday).

Rag Shag Parades in Florence, Greenfield and Turners Falls!

For Halloween the towns of Florence, Greenfield and Turners Falls are offering the Rag Shag Parades.
The Florence, Northampton parade is scheduled to begin at 5pm stepping off from Trinity Row Park.
The Greenfield parade begins at 5:30 pm, gather at the Mohawk Mall Parking Lot
In Turners Falls everyone will meet at the Food City parking lot.  

Each town event will host Trick-or-Treating and contest.  Enjoy your Halloween!

Berkshire Beer and Cider Trail! Check it Out!

Distressed Sales Continue to Fall!

In line with the broad decline in foreclosure inventory, distressed sales continue to make up for a smaller share of overall residential sales. Approximately 12 percent of respondents who reported a sale in the August REALTORS® Confidence Index Survey sold a distressed property, substantially down from levels seen a few years ago.
For the past 12 months, properties in “above average” condition have been discounted by an average of 10-11 percent, while properties in “below average” condition were discounted at an average of 15-20 percent.
